What is the application
The application is a form we require before renting one of our houses for rent in Edmonton. It allows us to gather information that will help us to determine what properties you may qualify better.
What can I afford to rent
A general rule is: that you have to have an income equal to 3 to 4 times the amount of rent you are looking to pay.
How much is the security deposit
Your security deposit is equal to one month’s rent and is due at lease signing.
Security deposit or damage deposit can’t never be used to pay the rent. You will get all or the balance of it when you move out and a move out inspection is performed in the property.
When are you going to pay back my damage deposit
By law when you rent a house for rent in Edmonton you will get the statement within the 10 days after the move out inspection is done.
How much money will I need to lease a property
You will first need to pay a $25 application fee for processing. If you are approved, you will need to pay one month’s rent and the security deposit in order to move in.
Why would my application not be approved
Although these are not the only reasons, the most common reasons are because of:
- Not being honest on the application
- Poor credit history
- Not having enough sufficient income to support the monthly rent
- Having prior evictions
How and when is rent paid
Rent is due on the first of each month and is late after the 3rd day. The payment method that we use is an automatic withdrawal. As a company policy we do not accept any other forms of payment. The late fee is $100.00.
What happens if I have to break my lease
We understand that sometimes life changes without you expecting it to. If for any reason you have to move out before the term of the lease you will be charged with a re-rental fee as well as the cost of advertising.
We will work extremely hard to find a new tenant but you are accountable for paying the rent until the end of the agreement term until we do find someone to move in.
Do you cut the grass
As a tenant, it becomes your responsibility to maintain the lawn. Lawn care is not included in the price of your rent, but we do provide lawn maintenance for additional fees.
You are also responsible to get rid of any weeds on the property. If you do not do so you may receive a fine from the city and you will be responsible for paying this fine.
Do you remove the snow
As a tenant, it becomes your responsibility to shovel and clear the walkways and driveway. You must clear the snow within 48 hours of it falling or you may receive a fine from the city. You will be responsible for paying this fine.
Do you allow pets
In some of our properties, for rent – Edmonton, we allow small pets with approval before moving in. We must meet your furry friends before you move in! There is a fee per pet each month.
What if I have maintenance problems

What if I want to stay in the property after my lease ends
As a company policy we do not do month to month leases. If you want to stay in the property you must renew your lease. To do this you have to contact the office one month before the end of the agreement.
